4 things today’s optimistic homebuyers are feeling right now

After years of high prices, elevated interest rates and tight inventory, it’s easy to understand why some Nashville-area buyers have felt stuck on the sidelines. But there’s encouraging news: People from across the country are feeling more hopeful about homeownership again.

That’s according to the 2026 Bank of America Homebuyer Insights Report. In fact, this survey showed that more Americans now believe buying a home is better than renting or living with family, reversing a trend from the past few years. Many also say they are willing to explore moving, even if market conditions still aren’t perfect.

Of course, affordability and mortgage rates still matter, and having the right team around your transaction matters a whole lot. So, what else should our fellow real estate partners and future customers know? Birthright Title is glad you asked!

More people are believing in homeownership again. As we said, the survey showed that Americans want to, or are proud to, own a home again! For the first time since 2023, a majority of those surveyed (53%) said it is better to buy a home than to rent or live with family.

The love for homeownership is showing up in other ways, too:

  • 90% said a home is a valuable investment, up from 79% in 2025.
  • 94% said homeownership provides stability, compared with 83% last year.
  • 87% called owning a home an important life milestone.
  • 86% said homeownership brings emotional fulfillment.

Buyers may be adjusting their timelines, budgets or wish lists, but the homeownership dream is back on the table for many. That renewed confidence gives real estate professionals a chance to offer practical guidance and a clear path forward.

Affordability is still a big hurdle. Even with this renewed optimism, one major obstacle remains: how buyers will pay for such an important purchase. The survey found that 58% of prospective buyers identified price as a factor delaying their purchase, up from 46% in 2025. High interest rates were a major concern for 47%, up from 40% last year.

Plenty of buyers are done waiting for perfect conditions. Even with affordability concerns, prospective buyers are no longer willing to wait. They’re also staying flexible: 76% would consider a more affordable area despite a higher interest rate, while 75% would accept a higher rate for their dream home.

Current homeowners may also be more willing to give up the low mortgage rates that kept many from selling since the pandemic. Fifty-two percent expect to purchase another home, and 22% of that group plans to do so within the next year.

Technology can help, but people still make the difference. This next part probably won’t surprise anyone. In fact, we expected the numbers to be even higher: One in 5 prospective buyers and current homeowners reported turning to AI for help during their latest home search, with use especially high among millennials and Gen Zers. However, this is a stat worth knowing, not fearing.
