4 things first-time homebuyers (and their Realtors) should know this National Homeownership Month

Happy June! Birthright Title knows that buying a first home is one of life’s most exciting milestones. During National Homeownership Month, we’re celebrating the dream of homeownership and sharing a few insights that can help first-time buyers and the Realtors who serve them navigate the process with confidence.

According to the National Association of REALTORS®, first-time buyers recently accounted for just 21% of all home purchases. That’s the lowest number since NAR began tracking the demographic in 1981. However, even in a challenging market, homeownership remains an important goal for many individuals and families.

Here are four things every first-time homebuyer, and the agent guiding them home, should know before beginning the journey.

  1. Buying a home involves more than the down payment. Many first-time buyers focus on saving for a down payment, but several additional expenses come with purchasing a home. Closing costs, inspections, appraisals, moving expenses, homeowners insurance and ongoing maintenance should all be part of the financial conversation early on.

That’s why it’s important for buyers to work closely with a trusted real estate agent and loan officer to understand the full picture before making an offer. A clear budget can help buyers avoid surprises and feel more confident throughout the transaction.

  1. Mortgage readiness matters before the home search begins. Getting pre-approved before touring homes can help buyers better understand what they can realistically afford and strengthen their position when it’s time to submit an offer.

Realtors can also help first-time buyers understand how factors such as credit scores, debt-to-income ratios, employment history and savings may impact financing options. Taking these financial steps first often leads to a smoother, less stressful homebuying experience. A strong foundation early in the process can help buyers move quickly and confidently when the right home becomes available.

  1. The perfect home may not exist, and that’s OK. Many first-time buyers begin their search with a long list of must-haves and expectations. While it’s important to know what matters most, successful buyers often focus on priorities rather than perfection.

Location, commute times, future resale value, school districts and long-term lifestyle needs often have a greater impact than cosmetic features that can be updated over time. Realtors play an important role in helping buyers balance emotions with practical decision-making throughout the search process.  Here’s why: Finding the right home is often about identifying the best fit for today’s needs while keeping an eye on future goals.

  1. Communication and patience go a long way. Homebuying is rarely a straight line. Delays, negotiations, inspections and unexpected challenges can arise in almost any transaction. For first-time buyers, those moments can feel especially stressful.
